$999 Flat Fee Listing

A $999 flat-fee MLS listing — often called a "mere posting" — is a simple, transparent way to sell your home yourself while still getting the full reach of the MLS. Instead of a listing commission, you pay one flat fee of $999, and your property appears on the same Multiple Listing Service (MLS) and Realtor.ca that every other listing uses — in front of the same buyers and cooperating agents across the market.

This is a real, recognized option. Since 2010, Canadian rules have clearly allowed sellers to choose exactly how much service they want from their brokerage — from a simple mere posting up to full service. With the flat-fee package, our role is to post your listing on the MLS accurately and keep it current; you handle the rest.

Here is exactly how it works, from start to finish:

1. Confirm the details. We confirm your property information and the flat $999 fee — no hidden costs and no listing commission. 2. Professional photos. We arrange professional listing photography, so your home shows well online where nearly every buyer starts. 3. We publish your listing. You choose your asking price, and we prepare and post your listing on the MLS and Realtor.ca — giving it the same market-wide exposure as any full-service listing. 4. Showings come through the MLS system. Buyers' agents request showings through the MLS showing system, and those requests are routed to you. You accept, decline, or propose a new time for each — and because they come through the system, you know each request is a genuinely interested buyer working with an agent. 5. You negotiate your offers. When offers come in, you review, counter, and negotiate the price and terms yourself. Once you accept an offer, your lawyer handles the closing.

What you decide and control: your asking price, which showings to accept, how you respond to inquiries, how you negotiate each offer, and — importantly — the cooperating (buyer-agent) commission you offer. The $999 covers your listing; it does not include a commission to the buyer's brokerage. Most buyers work with an agent, so the co-op commission you choose is what encourages those agents to bring their buyers to your home. You set that amount yourself, and we'll explain how it works so there are no surprises.

What is included in the $999: your accurate MLS and Realtor.ca listing (kept current by us), professional photography, and showing requests routed to you through the MLS system.

The flat-fee package is a great fit for confident sellers who want full market exposure at a low, predictable cost and are comfortable managing showings and negotiations themselves. If at any point you'd rather we take it off your hands — managing showings, negotiating on your behalf, and handling the deal through to closing — you can move up to our full-service listing at a 1% listing commission (you still choose the cooperating commission separately).
