Listing Commission
With Not A Dream Realty, you pay just 1% listing commission (+ HST) instead of the traditional 2.5%. Professional photography, virtual tours, and marketing costs are paid upfront and fully reimbursed to you at closing.
Cooperating Brokerage Fee
You choose the cooperating brokerage fee offered to the buyer's agent. This is entirely in your control — we'll advise you on competitive rates for your market.
Legal Fees
A real estate lawyer handles title transfer, discharge of mortgage, and closing. Expect $1,000-$2,000 including disbursements.
Mortgage Discharge
If you have an existing mortgage, your lender may charge a discharge or prepayment penalty fee ($200-$500 for standard discharge, potentially more for prepayment penalties).
Adjustments
Property tax and utility adjustments are calculated at closing. If you've prepaid property taxes, you'll receive a credit. Condo fees are also prorated.
