Understanding Land Transfer Tax in Ontario
Land transfer tax is a one-time closing cost paid when you purchase property. Here's what every Ontario buyer should know.
Ontario Provincial LTT
Ontario charges a land transfer tax on all property purchases. The tax is calculated on a tiered bracket system:
- 0.5% on the first $55,000
- 1.0% on $55,001 to $250,000
- 1.5% on $250,001 to $400,000
- 2.0% on $400,001 to $2,000,000
- 2.5% on amounts over $2,000,000
Toronto Municipal LTT
Toronto is the only city in Ontario that charges an additional municipal land transfer tax on top of the provincial tax:
- Same bracket rates as the provincial LTT
- Effectively doubles the land transfer tax for Toronto buyers
- First-time buyers may qualify for a rebate of up to $4,475
First-Time Buyer Rebate
First-time home buyers in Ontario may qualify for a rebate to offset the land transfer tax:
- Ontario rebate: up to $4,000 (full rebate on homes up to $368,000)
- Toronto rebate: up to $4,475 (full rebate on homes up to $400,000)
- Must be a Canadian citizen or permanent resident who has never owned a home worldwide
- Must occupy the home within 9 months of purchase
