Understanding Costs

Beyond the purchase price, there are additional costs to budget for. Here's a complete breakdown so there are no surprises.

Down Payment

Minimum 5% for homes under $500K, 10% for the portion between $500K-$1.5M, and 20% for homes over $1.5M. Insured mortgage cap increased to $1.5M (Dec 2024). First-time buyers may qualify for RRSP Home Buyers' Plan ($60,000 withdrawal).

Land Transfer Tax

Ontario charges a progressive land transfer tax. Toronto buyers pay an additional municipal land transfer tax. First-time buyers may qualify for rebates of up to $4,000 (provincial) and $4,475 (Toronto).

Legal Fees

A real estate lawyer handles title search, registration, and closing. Expect $1,500-$2,500 including disbursements. We can recommend experienced real estate lawyers.

Home Inspection

A professional home inspection typically costs $400-$600 depending on the size and type of property. This is optional but highly recommended.

Appraisal Fee

Your lender may require a property appraisal ($300-$500). Some lenders cover this cost. It confirms the home's value supports the mortgage amount.

Moving Costs

Budget for professional movers ($500-$2,000+), utility connections, mail forwarding, and any immediate repairs or upgrades you want to make.
